I. Building Entrance Issues:


            A. Main and ramped entrance to First Floor (South side)

 

The threshold is inaccessible. The threshold at the main entry door has a ½" offset at the threshold.


            There is a 2¼" lip at the ramp entry.


            There is a 9.7% slope on ramp.

 

There are no directional signs to the intended accessible entrance.

 

There is inadequate maneuvering space. The main entry door has only a 9" latch side maneuvering space


            Remedy:

 

          1.         The 9.7% slope of the ramp is too steep. The ramp must be torn out and redone to comply with ADA Standards. Standards §§ 4.8.1-4.8.8. A compliant ramp will also resolve the problem of the 2¼" lip at the end of the ramp.

 

          2.         Install an automatic door opener because the main entry door has only a 9" latch side maneuvering space. Standards § 4.13.12.

 

          3.         Use the existing handrail to support another handrail 3" on each side that complies with the ADA Standards. Standards § 4.9.4.

 

          4.         Install directional signage for the intended accessible entrance. Standards §§ 4.1.3(16)(b), 4.30.1, 4.30.2, 4.30.3, 4.30.5.



            B. Secondary entrance to 1st floor (Southwest side)

 

There are steps with three risers at this entrance.

 

There are no directional signs indicating the location of the intended accessible entrance.


            Remedy:

 

            1.         Provide directional signage to the accessible entrance. Standards §§ 4.1.3(16)(b), 4.30.1, 4.30.2, 4.30.3, 4.30.5.

 

            C. Two Basement Entrances at the rear (North Side)

 

These entrances are not accessible. There are steps with five and seven risers.

 

There are no directional signs to the intended accessible entrance.


            Remedy:

 

            1.         Provide directional signage to the intended accessible entrance. Standards §§ 4.1.3(16)(b), 4.30.1, 4.30.2, 4.30.3, 4.30.5.


II. Accessible Route Issues to Student Spaces:


            Interior routes by floor level


            A. 1st Floor Recital Halls Music Dept.


            The door hardware is inaccessible.


            There is a pair of 20" doors of historical character to the Welker room.

 

There is a pair of 20" doors of historical character to the Founders Room.


            There are no room signs.


            Remedy:

 

            1.         Provide accessible door hardware. Standards § 4.13.9.

 

            2.         Provide raised and braille room signage. Standards §§ 4.1.3(16)(a), 4.30.1, 4.30.4, 4.30.5, 4.30.6.

 

B. 1st Floor Offices Music Dept.


            The door hardware is inaccessible.

 

There is a pair of 27" doors of historical character to the Learning Center.


            There are no room signs.


            Remedy:

 

            1.         Provide accessible door hardware where there are door knobs. Standards §  4.13.9.


 

            2.         Provide raised and braille room signage. Standards §§ 4.1.3(16)(a), 4.30.1, 4.30.4, 4.30.5, 4.30.6.


            C. Basement Music Studios & Classrooms

 

There is a power assisted chair lift from the 1st floor to the basement. The stair lift is not fully compliant with ADA Standards. (4.11.1 - 4.11.3. It requires a key to operate and is not readily operational. The door to the lift intrudes into the platform and presents a barrier to maneuvering space. The door also may be required to be closed because it appears to be a fire rated door. The lift also interferes with the handrail for ambulatory persons.


            The door hardware is inaccessible.


            There are no room signs.


            Remedy:

 

            1.         Provide accessible door hardware. Standards § 4.13.9.

 

            2.         Provide raised and braille room signage. Standards §§ 4.1.3(16)(a), 4.30.1, 4.30.4, 4.30.5, 4.30.6.


III. Primary Student Space Issues:


            A. 1st floor Recital Halls

 

            The door hardware is inaccessible.

 

The door widths are inaccessible. See comments regarding the doors to the Welker and Founders rooms.

  

            Remedy:

 

            1.         Provide accessible door hardware. Standards § 4.13.9.

            

            B. 1st floor Offices


            The door hardware is inaccessible.


            Remedy:

 

            1.         Provide accessible door hardware. Standards § 4.13.9.

 

            C. 1st floor Learning Center


            The door hardware (knob) is inaccessible.


            There is a pair of 27" doors of historical character to the Learning Center. 


            Remedy:

 

            1.         Provide accessible door hardware. Standards § 4.13.9.

             

            D. Basement Studios


            The door hardware (knob) is inaccessible.


            Remedy:

 

            1.         Provide accessible door hardware. Standards § 4.13.9.

 

            E. Basement Classrooms 


            The door hardware (knob) is inaccessible.


            Remedy:

 

            1.         Provide accessible door hardware. Standards § 4.13.9.

 

IV. Restroom Accessibility


            A. Men’s Restroom (Basement)


            Lavatory - no wrap at piping.

            Water closet has no grab bar at rear wall.

            Urinal mounted 20" above floor. 

The existing side grab bar is not compliant with ADA Standards.


            Remedy:

 

            1.         Remove existing side grab bar and install a 24" side grab bar that is compliant with the ADA Standards. Standards § 4.16.4, Fig. 29.

 

            2.         Install a rear grab bar that is only 12" long in order to avoid interfering with the flush valve assembly. Standards § 4.16.4, Fig. 29.

 

            3.         Provide wrap at lavatory piping. Standards § 4.19.4.


            B. Women’s Restroom (Basement)


            Lavatory - no wrap at piping.

            Water closet has no grab bar at rear wall.

The existing side grab bar is not compliant with ADA Standards.

            Entry door to restroom has inaccessible hardware (knob).


            Remedy:

 

            1.         Remove lavatory in the toilet stall in order to provide maneuvering space. Standards §§ 4.16.1, 4.16.2.

 

            2.         Provide wrap for other lavatories. Standards § 4.19.4.

 

            3.         Remove the existing side grab bar and install a compliant side grab bar and one at the rear wall of water closet. Standards § 4.16.4, Fig. 29.

 

            4.         Provide accessible door hardware for entry door to restroom. Standards § 4.13.9.


V. Miscellaneous Accessibility Issues


            No visual alarms seen at either first or basement level.

No 12" extensions at handrails of front steps of main and secondary entrances.

No horizontal 12" extensions at handrail of front ramp.

            No 12" extensions of handrails of rear steps.

            No 12" extensions of handrails of interior stairs.


            Remedy:

            1.         Install visual fire alarms in the basement and first floors in accordance with the requirement in paragraph 12 of the Agreement. Standards § 4.28.3.

 

            2.         Provide 12" handrail extensions on the handrails at the steps of the main entrances to the 1st floor. Standards § 4.9.4(2).

 

            3.         Provide 12" handrail extensions for the handrails at the rear entrance closest to the Chapel. Standards § 4.9.4(2).

 

            4.         Provide 12" handrail extensions at interior stairs. Standards § 4.9.4(2).
